A nonprofit built around a single observation: New York already has the homes. What it lacks is the capital to open them and the coordination to fill them.
What Padlest does
We fund and manage the full renovation of long vacant rent stabilized apartments at no cost to their owners, then place families moving out of the shelter system into them and support the tenancy for the long term.
Tens of thousands of rent stabilized apartments in New York City are registered vacant. They are not empty for lack of demand. They are empty because restoring one costs far more than its regulated rent can ever justify, so the owner cannot afford to open the door and the unit stays dark. At the same time the city's shelter system is the fullest it has ever been. Both of those facts are true on the same night, in the same city.
Padlest exists in the gap between them. We are the operator that carries what neither an owner nor a family can carry alone: the renovation cost, the paperwork across half a dozen agencies, and the ongoing management once someone is living there. The owner gets a restored, rent generating apartment without paying for it. A family gets a permanent home rather than a shelter placement. The city spends less than it was spending.
Nothing about that requires new construction, new land, or a decade. The apartments are already standing, which is why the work is measured in months. A newly built apartment in New York takes about six years to reach the day somebody can move into it, and only two of those are construction. Restoring one that already exists takes one to six months, and that is the whole difference between a family waiting through a development cycle and a family waiting through a renovation.
